What is an EICR?📋
EICR stands for Electrical Installation Condition Report, and it refers to the periodic testing and inspecting of the fixed wiring of a property, whether that is for domestic, commercial or industrial...houses, retail or factories - it's all essentially the same thing just on different scales.
How long should an EICR take & how often should an EICR be completed?
The time duration of which an EICR lasts is at the discretion of the electrician carrying out the test. For a residential property that is new, it is usually 10 years - for older installations it can be 5 years or under. Whilst you may not be lawfully required to have an up to date EICR, it is worth checking with your insurance provider to see if you are covered in the event of a fire. For rented properties it is a maximum of every 5 years, and on change of occupancy, which is a legal requirement.
How much does an EICR cost?💷
Our EICRs start from £150 + VAT for the smallest residential property, which is based on a single consumer unit or fuse board with up to 8 circuits.
How long does an EICR take?
For an average 3 bed property, we allow 2-3 hours testing and 1 hour to complete the certification. The duration depends on a number of factors including access, circuit identification, number of circuits, size of the property and if there are previous certificates available to reference.
What is involved in an EICR?🤔
An EICR will involve several tests and a visual/physical inspection on each circuit, to do this the power to the consumer being tested will need to be isolated for the majority of the duration for safety.
Do you offer a guaranteed satisfactory EICR?
No, however, we will do what we reasonably can to ensure that the installation doesn't fail on something that can quickly be fixed whilst we are testing and inspecting your installation. There are many companies that offer a seemingly 'cheap' EICR, however, their model is that will make back their money on the inevitable remedial works. With us there are NO hidden costs and we are completely upfront with all of our prices and rates.
Do you offer discount to Landlords with multiple properties?🏘️
Our minimum price for an EICR is £150 + VAT, whilst we don't offer discount, we do offer a service for the rental sector, whereby we will save you time and money. If you provide us the name and contact phone number for the tenant and the address of the property, we will arrange the rest directly with the Tennant (with their prior consent) to save you or the letting agency as being the go between.
Do you fix any problems or faults when carrying out an EICR?
If pre-arranged with you, yes, we also offer a 'PRE-EICR check' service whereby we can begin to carry out or testing and inspecting, fault finding and carrying out any remedial works as we go, prior to completing the final certificate. As standard we do try to rectify the quicker issues as we test.
What are the most common causes of a failed EICR?⚠️
Most major causes of an unsatisfactory EICR are due to the consumer unit in our experience. The other major cause would be due to the insulation of the cables being degraded and/or very old, for example Vulcanised Indian Rubber (VIR) cables which were phased out in the 1950s or lead sheathed cables which were phased out in the 1940s! Yes, we provide an evening and weekend service for domestic, commercial and industrial EICRs.
Do you charge for a EICR re-test?⚡
If the remedial works are carried out by us, then there is no extra charge. If you wish to rectify yourself or with another contractor then there may be a small charge if we need to come out to verify the works have taken place.
