We carry out Commercial and Industrial EICRs (fixed wire testing) in Swadlincote and all over the Midlands, whether that is as part of a pre planned maintenance schedule, contract or as a one off.
We also carry out domestic EICRs in Swadlincote and the surrounding areas for rental property compliance (AKA Landlord Safety Certificates) or Electrical Safety Certificates for buying or selling a house.
What is an EICR?
EICR stands for Electrical Installation Condition Report, and it refers to the periodic testing and inspecting of fixed wiring within a property, whether that is for Domestic, Commercial or Industrial... houses, retail or factories it is all essentially the same thing, just on different scales.
How long does an EICR last and how often should an EICR be completed?
The time duration of which an EICR lasts is at the discretion of the Electrician carrying out the test. But for a new residential property it's usually 10 years, for older installations it can be 5 years or under. Whilst you may not be lawfully required to have an up to date EICR, it is worth checking with you're insurance provider to see if you are covered in the event of a fire.
For rented properties it is a maximum of every 5 years, and at a change of occupancy, which is a legal requirement.
How much does an EICR cost?
Our EICRs start from £150 for the smallest residential property, which is based on a single consumer unit or fuse board with up to 6 circuits.
How long does an EICR take?
The quickest we have ever completed an EICR is in 3 hours, the longest EICR took approximately 5 weeks. The duration depends on a number of factors including access, circuit identification, number of circuits, size of property and if there are previous certificates available.
What is involved in an EICR?
An EICR with involve several tests and visual/physical inspections on each circuit, to do this the power to the consumer being tested will need to be isolated for the majority of the duration for safety.
Do you offer a guaranteed satisfactory EICR?
No, however, we will do what we reasonably can, to ensure that the installation doesn't fail on something that can quickly be fixed whilst we are testing and inspecting your installation. There are many companies that offer a seemingly 'cheap' EICR, however, their model is that will make back their money on the inevitable remedial works. With us there are NO hidden costs and we are completely upfront with all of our prices and rates.
Do you offer discount to Landlords with multiple properties?
Our minimum price for an EICR is £150, whilst we don't offer discount, we do offer a service for the rental sector, whereby we will save you time and money. If you provide us the name and contact phone number for the tenant and the address of your Swadlincote property, we will arrange the test directly with the tenant (with their prior consent) to save you and the letting agency going back and forth.
Do you fix any problems or faults when carrying out an EICR?
If pre-arranged with you, yes, we also offer a 'PRE-EICR check' service whereby we can begin to carry out or testing and inspecting, fault finding and carrying out any remedial works as we go, prior to completing the final EICR. As standard we do try to rectify the quicker issues as we test.
What are the most common causes of a failed EICR?
Most major causes of an un-satisfactory EICR are due to the consumer unit in our experience. The other major cause would be due to the insulation of the cables being degraded and/or very old, for example Vulcanised Indian Rubber (VIR) cables which were phased out in the 1950s or Lead Sheathed cables which were phased out in the 1940s! If you're property has either of these cables then get in contact with us for a quote. You can also check out our re-wire calculator. There are lots of other, less major, issues that can cause a property to fail, which can range from anything to exposed live parts to lack of RCD protection.
Do you offer evening and weekend EICRs?
Yes, we provide an evening and weekend service for domestic, commercial and industrial EICRs.
